Dear Owner,
Owning and managing investment properties can present headaches. CENTURY 21 Haley & Associates, Inc. Property Management is in the business of helping relieve those headaches.
Our comprehensive service provides assistance from the beginning to the end. We start out by meeting with you to discuss your property and evaluate your goals and objectives We will provide analysis of your property after conducting a thorough preview of the property including:
- Interior/exterior
- Location
- Rent availability
- Desirability
- Appearance/condition
- Fair market rental analysis
We complete and review with you all documentation required including a comprehensive contract detailing the responsibilities of both parties during the management of the property. The contract helps us rent your property exactly in the manner you want.
Our reasonable management fees are split into two parts. The first part covers those costs associated with the monthly management of a property. The fee covers rent collection, monthly statements, handling tenant complaints, coordination of repairs and bill paying. The second part covers those costs associated with placing a qualified tenant in your property. It also includes set up, advertising on our website and in the local papers (excluding the Sacramento Bee), document preparation and application screening. The owner’s upfront advertising costs are $109.00 for photo tour of home and placement on Rentclicks.com. Optional advertising cost consist of the Sacramento Bee at our discounted company rate and other national websites, such as Rentals.com, HomeRentals.com, etc.
